Exploring a “Town-Like” Workspace Designed for the Future of Innovation
Ave. Takanawa: A First Look at Shinagawa’s Newest Next-Gen Office
Ave. Takanawa: A First Look at Shinagawa’s Newest Next-Gen Office – We recently went to a press conference and facility tour to see “Ave. Takanawa” firsthand before its official grand opening. Standing at the Takanawa Exit of Shinagawa Station, one can clearly feel the energy of a district in total flux. This project replaces the former Avenue Takanawa Maekawa Building, marking a complete evolution in urban safety and design. Because the building sits on a critical emergency transport route, the developers prioritized superior earthquake resistance throughout the construction. Consequently, this project provides a resilient foundation for companies looking to anchor themselves in a rapidly changing Tokyo.
Securing a Rare Spot in Tokyo’s Premier Transit Gateway

Location remains the ultimate luxury in Tokyo, and Ave. Takanawa sits in a league of its own. Currently, tenants can reach the building in just four minutes from Shinagawa Station, but this walk will shorten to three minutes once the new North Gate opens. Furthermore, market research highlights the project’s rarity, as only one other office building under five years old exists within a ten-minute radius of the station. As the Linear Chuo Shinkansen and the Metro Namboku Line extension approach completion, this building serves as a strategic anchor in Japan’s new international gateway.
Breaking the Mold with a “Town-Like” Architectural Concept

Rather than following the standard “closed-off” office model, MOUNT FUJI ARCHITECTS STUDIO designed a vertical “avenue” that interacts with the city. The architects utilized a “split-core” layout to create wide, open-plan floors that maximize both light and movement. Additionally, a symbolic grand staircase made of domestic timber connects the levels, while every floor features its own outdoor balcony. These design choices ensure that the office feels like an extension of the vibrant streets below, fostering organic interactions rather than isolation.

Elevating the Daily Grind with Light, Air, and Space

The interior environment of Ave. Takanawa actively shatters the typical corporate “box” feeling. Most floors feature impressive 3.8-meter-high “skeleton” ceilings and expansive windows on both the east and west sides. Because the design includes residential-style sliding doors, employees can actually open the windows to catch a natural breeze. This constant connection to natural light and fresh air stimulates creativity and maintains a healthy atmosphere. Therefore, the building supports a working style that values human vitality just as much as productivity.
Fueling Innovation with The City Bakery and Premium Event Spaces
A great office requires more than just high-speed internet; it needs a social soul. To provide this, the ground floor hosts a massive THE CITY BAKERY, which stands as one of the brand’s largest locations with nearly 100 seats. In addition, the first floor features “Grade Park Shinagawa,” a 245-square-meter multi-purpose event space complete with its own bar counter. These amenities ensure that tenants have the perfect space for everything from a quick morning espresso to a high-profile corporate awards ceremony.
Stimulating the Senses through World-Class Modern Art
Tokyo Tatemono understands that a beautiful environment inspires better thinking. To achieve this, they collaborated with world-renowned, Brooklyn-based artist Tomokazu Matsuyama to place several museum-quality installations throughout the property. Visitors will encounter the intricate “Soul Miner” in the main lobby and the vibrant “Say It, Stardust” on the fifth-floor terrace. By weaving world-class art into the fabric of the building, Ave. Takanawa offers a daily dose of intellectual and aesthetic inspiration to everyone who enters.

Committing to High-Performance Sustainability and Wellness

Ultimately, Ave. Takanawa proves that luxury and environmental responsibility can go hand-in-hand. The project aims for top-tier certifications, including a 5-star BELS rating and a CASBEE S-rank. By using domestic timber for the grand staircase and incorporating a lush rooftop terrace filled with greenery, the developers have prioritized the well-being of both the planet and the workers. This forward-thinking approach ensures that the building will remain a relevant and desirable destination for decades to come.
